We spend a lot of time talking about interest rates, school districts, and curb appeal. We install Ring cameras to catch package thieves and alarm systems to protect our valuables.
But there is a silent threat that most homeowners in the Central Valley never think about until it’s too late: Real Estate Fraud.
It sounds like something out of a movie, but right here in our community, scammers are using sophisticated digital tricks to steal down payments and even ownership rights. It’s scary, but the good news? It is entirely preventable if you know what to look for.
Here are the three scams we’re seeing right now, and the simple habits you can adopt to stop them cold.
1. The “Invisible” Threat: Deed & Title Fraud
Imagine waking up one day to find out a stranger has taken out a mortgage on your paid-off house, or worse, transferred the deed into their name without you knowing.
How it works: Scammers file a fake Quitclaim Deed with the Fresno County Recorder’s office. On paper, it looks like you signed your house over to them. They can then try to sell the home or borrow against your equity.
Your Defense: The Fresno County Property Owner’s Protection Alert. This is an incredible (and free!) service. Think of it like a credit monitor for your house. You register your name and property address, and the County will email or text you the second a document is recorded on your property. If you didn’t authorize it, you can catch it immediately.

2. The “Last-Minute” Panic: Wire Fraud
This is the one that keeps me up at night because it targets buyers at their most vulnerable moment: closing week.
How it works: You’re days away from getting your keys. You get an email that looks like it’s from your escrow officer. It says, “Urgent: Wiring instructions have changed. Please send your down payment to this new account immediately to avoid delays.” You send the money, and it vanishes into an overseas account.
Your Defense: The “Call Before You Click” Rule. Never, ever wire money based on an email alone. Before you hit send, pick up the phone. Call your escrow officer using a number you know is real (from their website or business card, not the email signature) and verbally confirm the account numbers. It takes two minutes and saves your life savings.
3. The “Too Good to Be True” Deal: Rental Scams
With the rental market in Clovis being so tight, desperation can lead to risky decisions.
How it works: Scammers scrape photos of a legitimate home for sale from Zillow or the MLS. They repost the photos on Craigslist or Facebook Marketplace as a “rental” at a surprisingly low price. They tell you they are “out of town” or “missionaries abroad” and ask you to Venmo a security deposit to secure the keys.
Your Defense: The “In-Person” Rule. If you cannot walk through the front door with the owner or a licensed property manager, do not pay a dime. Legitimate landlords will never ask for a deposit via CashApp or Venmo before you’ve even seen the property.

FAQ: Protecting Your Clovis Real Estate
Q: Can someone really steal my house with a piece of paper? A: Yes, “Deed Fraud” involves forging your signature on a deed and recording it. While they don’t physically move in, they cloud your title, making it impossible for you to sell or refinance until you resolve it legally.
Q: Is the Fresno County Property Alert free? A: Yes, the Fresno County Recorder offers this monitoring service completely free of charge to property owners.
Q: Does title insurance cover fraud? A: It depends. A standard “Owner’s Policy” protects you from fraud that happened before you bought the home. However, you should ask your title officer about “enhanced” policies that may offer protection against forgery and fraud that occurs after you purchase.
